Fox Pass Cabins Policies


Please read the policies below as it is your responsibility to comply to them. By making a reservation you agree to follow ALL policies, terms and conditions.





Cancellation and Refund Policy


The no breakfast, no refund rate does not allow changes or refunds. The following policy applies to our regular rate or "best available rate":

  • Cancel up to 14 days before check-in: deposit is refunded less 20% of your total reservation as a cancellation fee. You may change your dates one time for free with a regular rate during this time.
  • Cancel 14 days or less to date of arrival: entire rental amount forfeited.
  • No notice or No-show will forfeit the entire rental amount.
  • Special packages, Wedding, Anniversary, Honeymoon Specials: deposit will be forfeited. If a no refund rate is booked, the entire rental amount will be forfeited. 
  • No changes, refunds or cancellations for U.S. Holidays
  • We do NOT refund due to weather related issues. If you make a reservation in winter months, you need to be aware you are taking the risk of winter weather. The weather is usually forecasted for 10-14 days. We do not refund due to weather.
                                                                NON-PAYMENT OF SERVICES:
Fox Pass Cabins will no longer accept "Cash Payment." All payments will be due as our policy reads and all reservations must have a valid credit card with a balance available for your reservation including incidentals. 

Please READ and by reserving your cabin you agree to the following terms.



Check in: 3:00 pm, late check-in is permitted, you will be emailed a code to open a lockbox to get your key, so come as late as you want! Please leave the key on the kitchen counter when you leave.

Check out: 11:00 am

NO non-paying guests. At the time of your reservation, YOU state the number of guests. If any additional guests arrive, whether they spend the night or not there is an additional $25 per person that will be charged to your card. Only Named and Paid Guests are allowed on FOX PASS CABINS Property. This is strictly enforced for the protection of our property and all of our guests staying at Fox Pass Cabins. 

No Smoking

PETS ON PRIOR APPROVAL ONLY.  In cabins that allow pets, you pet must be house trained, non-destructive, not a heavy shedder and never left alone inside, uncrated. You clean up after pet inside and outside the cabin. You are responsible for any damages that your pet causes. Add pet fee during check-out.

CABINS THAT DO NOT ALLOW PETS: "Dock Holiday" and "The Cozy Moose" All others must get prior approval.

No Candles.

No loud parties, but having fun is allowed!

We have security camera's in parking areas only for your protection and ours.



IF YOU ARE PULLING A LARGE TRAILER.... Please note there may not be room for you to park in your cabin space... You will need to call BEFORE... pulling a trailer to get details on where you can park it.... We have had several trees damaged due to people pulling large trailers... PLEASE CALL first! 501-545-0344...

Please Note: We live in the Mountains and so some driveways are steep, photos of these driveways are on this website. 99% of drivers have no issues at all even with a town car.... Some inexperienced drivers start and stop on the hill therefore spin.... The driveways are clearly marked, "Steep Driveway ... Keep Steady Speed"...If you are afraid of a Driveway on a hill... consider that before you book!

I agree that I will be responsible for any all damage done by myself or any of my party staying or visiting me while I am staying in or on any of FOX PASS CABINS property. This includes damages to the inside or outside as well as personal property within this facility. I assume any and all responsibility for any injury/accidents or illnesses to myself or any of my party or anyone visiting me at this facility. I agree to inform management of any damages. I agree to leave this facility in the same condition I found it, which includes all personal property belonging to any cabin or facility managed or advertised by FOX PASS CABINS.

I agree to place all trash in the trash bin provided. I will place all linens in the bathroom or cabin floor for pickup. I will not use any linens, towels or property for outside use that is designated for inside use.  I agree that management will not be responsible for any of my personal belongings left, however, Fox Pass Cabins will make every attempt to reach you OR the independent cabin owner, we will store any items found for 30 days before disposal. (please see check out the list in the guest book, for your convenience to remind you of possible items you may have missed)

I agree that I am aware that every cabin, tipi, and covered wagon is in a wilderness area and any problems due to weather, power outages or other unforeseen problems that this facility has no control over does not allow me to be non-paying. I realize there are steps entering the cabins and they could be wet, snowy or muddy, therefore I agree I will not hold this establishment or any of its owners or members responsible for any injury/accidents or illnesses during my stay at this facility.

I agree to follow all rules and regulations of the fire-pit and hot tub area. These rules and regulations are posted in the cabin WELCOME GUEST BOOK as well as on-site at the cabin. I agree there will be no fires outside of the designated fire-pit. If there is a NO FIRE sign it is because there is a FOREST SERVICE Ban. I will adhere to that rule.

Hot Tub is for PAYING GUESTS only. I agree I will keep the hot tub cover on before and after each use. I will put no food, chemicals, bubbles, oils, soaps or pee in the hot tub. I agree if anything is in the hot tub after I leave, I will be billed $250 for cleaning! No alcohol will be used in the hot tub for safety purposes. It is recommended that those with heart problems, pregnancy or high blood pressure not sit in a hot tub. I will not allow any child under the age of 14 to be in the hot tub without an adult in the hot tub to supervise. No diving or jumping in the hot tub. 

I agree to be held responsible for an access cleaning fee of $65, if I do not leave the cabin in the “check out state” There will be a fine of up to $500 if any evidence of smoking or pets are in or on the property of any cabin advertised or managed by FOX PASS CABINS. We have guests who are allergic and it costs to have the cabins serviced and ozonated to free it of all allergens. I agree that I can be billed up to $1000 for damages and/or missing property in any cabin, tipi or covered wagon advertised or managed by FOX PASS CABINS. Value of more than $1000 will be reported to police and I agree to be responsible for the total value of damaged or missing property including any and all fees associated with the claim.

*Any illegal activity will immediately be reported to police and you will be evicted without refund. 

Management Would Like to State

We have never had to call the police here or make a claim due to damaged or missing property. We have had a few missing items, a few damaged from children and a few messy people who would rather pay the $65 cleaning fee than clean up after themselves. We settled all issues to the satisfaction of both client and facility. We have even had repeat customers who stated we were more than fair. This disclosure is intended to prevent problems and most are. But we also want our customers to be responsible. We thank you in advance for your understanding and if we can do anything to make your stay more comfortable or enjoyable, please let us know. We are small family owned and operated businesses and our goal is to make your stay enjoyable and to tell your friends and family so they too can experience any of our independently owned cabins, tipis or covered wagon.

For your safety and information:

There are steps, there is a porch, there is a fireplace. We have done our best to make them safe and secure, if you don’t heed common sense and warnings, you may get injured. There are woods and walkways, we are in Arkansas, you may encounter wildlife including critters like raccoons, squirrels, snakes, ticks. We ask that you be aware of your surroundings, watch your children, keep the property free of items that draw varmints. (DO NOT LEAVE food & trash left outside unless it is contained in the trash receptacle.

There are photo props including MOONEY, the moonshine truck, life-size fiberglass horses, and other props. You are welcome to take all the photos you wish, for personal use only.... you cannot, however, move, damage or take any item on this property. There is a FORT on the property, it can be dark inside this old fort, enter at your own risk, watch for snakes and critters and don’t sample the moonshine in the still! NO FILMING, use of cameras or posting filmed content of any property at Fox Pass Cabins, including inside or outside any unit without written express permission and all legal documents approved and signed. Any and all video, film or photography content must be approved by Fox Pass Cabins before any film, video or photographed content is posted on any platform or used in any manner. 


There are firepits on each property. When there is a local burn ban, there will be a sign stating so, you cannot start or burn a fire if that BAN sign by Smoky Bear is up! You must use common sense with burning fires and obey all rules of the firepit. No burning on windy days. These rules are posted in the guest book in the cabin.

There are PRIVATE hot tubs at each cabin, tipi, and covered wagon, do not adjust the temperature, chemicals or add anything to the hot tub. I will follow all rules and regulations of the hot tub which is posted.

There is a tree in one of the cabins. YOU must agree that no one in your party will climb or attempt to climb this tree. Unless you are a squirrel or a raccoon. Stay out of that tree!

The Tipi and Covered Wagon is handcrafted. You must agree to be responsible for any damages or missing items in the tipi and wagon including rips, tears or stains caused by you.

Arrowhead prospecting is allowed, (Tipi and Covered Wagon only) deep digging (greater than 6”) is not allowed and digging is only in the dry creek bed near the tipi and covered wagon. Any other digging, trash found or damage will be paid for by YOU to remediate.

This policy may seem exhaustive but is intended to make you aware of your surrounds as well as what is expected in being responsible if you stay at any cabin listed on or in FOX PASS CABINS advertising agents.

Please use common sense and by all means, have fun and enjoy your stay!

We are the sole owners of the information collected on this site. We only have access to/collect information that you voluntarily give us via email or other direct contact from you. We will not sell or rent this information to anyone.

We will use your information to respond to you, regarding the reason you contacted us. We will not share your information with any third party outside of our organization, other than as necessary to fulfill your request, e.g. to ship an order.

Unless you ask us not to, we may contact you via email in the future to tell you about specials, new products or services, or changes to this privacy policy.

You may opt out of any future contacts from us at any time. You can do the following at any time by contacting us via the email address or phone number given on our website:

  • See what data we have about you, if any.
  • Change/correct any data we have about you.
  • Have us delete any data we have about you.
  • Express any concern you have about our use of your data.

Security

We take precautions to protect your information. When you submit sensitive information via the website, your information is protected both online and offline.

Wherever we collect sensitive information (such as credit card data), that information is encrypted and transmitted to us in a secure way. You can verify this by looking for a lock icon in the address bar and looking for "https" at the beginning of the address of the Web page.

While we use encryption to protect sensitive information transmitted online, we also protect your information offline. Only employees who need the information to perform a specific job (for example, billing or customer service) are granted access to personally identifiable information. The computers/servers in which we store personally identifiable information are kept in a secure environment.
